      You’ve made it to the last step, almost. Close of escrow is where the contract becomes cash in your account, and for Arizona sellers it’s mostly smooth mechanics with a few loose ends worth tying deliberately. Here’s the final stage of my roadmap: what you’ll pay, what you’ll sign, when you’ll be paid, and what still needs your attention.

      The Final Walk-Through

      A day before closing, or the day of, the buyer walks the property to verify it’s in the agreed condition: negotiated repairs completed, systems working, included items present, and nothing left behind. Your preparation makes this a formality, we’ll confirm every BINSR commitment is documented as done before the buyer ever arrives, because walk-through surprises at this stage hand the buyer last-minute leverage nobody needs.

      What Closing Costs Arizona Sellers

      Your settlement statement itemizes every dollar, but here’s the customary shape of Arizona seller costs: the owner’s title insurance policy, which sellers customarily pay here, your share of escrow and title fees, typically split with the buyer, real estate commissions as agreed in your listing paperwork, your mortgage payoff and any lien payoffs, HOA transfer and disclosure fees where applicable, and prorated property taxes, Arizona pays taxes in arrears, so the proration trues that up. Two pieces of good news: Arizona has no state real estate transfer tax, and I give every seller a projected net-proceeds sheet long before closing day, so the settlement statement confirms what you already knew.

      Closing Day and Getting Paid

      The closing agent furnishes the settlement statement summarizing every financial detail; buyer, seller, and closing agent all sign, certifying its accuracy. Can’t attend in person? With notice, arrangements are routine, most of my out-of-state sellers never set foot in Arizona for closing. Your proceeds arrive by wire to your account or by check, your choice. The same wire fraud warning I give buyers applies to you: confirm any wiring instructions by phone with the title company using a number you verify independently. Once the deed records and the loan funds, the sale is complete.

      Keys, Utilities and Loose Ends

      Bring or arrange delivery of all keys, garage remotes, gate codes, mailbox keys, and appliance manuals for the buyer at closing. Cancel your utilities effective the day after closing, not before; the home needs power and water through the walk-through and recording. I’ll provide the contact list for terminating services, and don’t forget the quiet ones: pool service, pest control, landscaping, and HOA auto-payments.

      If Something Glitches

      Occasionally something breaks down in the final week, a system fails, a buyer’s loan funding slips a day. No need to worry: I’ve encountered every version of the last-minute glitch and I know how to handle them efficiently and without drama. This is the stage where experience is most invisible and most valuable.
