At 4.51 months of inventory, buyers have real selection, far more than the frenzy years, but supply tightened meaningfully in June: new listings fell nearly 14% and active inventory shrank 9% as the market moved into summer. That’s the classic Scottsdale seasonal rhythm, sellers pause through the heat, and it quietly shifts leverage back toward well-priced listings that stay on the market.
The Honest Read on That Price Jump
A 7.3% monthly jump in median sold price, to just under $1 million, looks dramatic, and this is where I’ll give you the data literacy most market updates skip: a one-month median move usually says as much about what sold as what homes are worth. When luxury sales make up a bigger share of a month’s closings, the median jumps without any individual home appreciating. The tell is the 12-month estimated value change: up just 0.5%. Translation: Scottsdale values are essentially flat year over year, with monthly medians dancing on sales mix. Anyone selling you a “prices are surging” story from one month of data isn’t reading it carefully.
What This Means for Sellers
Homes are selling in a median of 49 days, slightly faster than the month before, and sellers are capturing 96.5% of list price. Both numbers reward the same thing: accurate pricing. In a flat-value, decent-selection market, overpriced listings sit while correctly priced ones move, and with fewer new listings arriving, a well-prepared home faces less fresh competition than it did in spring.
